No. The entire model is designed for homeowners who cannot or do not want to subdivide. We build a secondary dwelling on your land and issue a 99-year lease on that portion. Your property title is unchanged at all times. No subdivision required at any step.
What is a 99-year land lease? +
A 99-year land lease is a formal, legally documented agreement where a tenant leases a defined portion of your land for up to 99 years. You keep full title to your property at all times. In return, you receive ongoing rental income throughout the lease term. It is fundamentally different from a standard rental agreement — the lease is over the land itself, creating a long-term, documented income arrangement.
